At Integrated Real Estate Group (IREG), our projects start long before ground is broken, and the Estimator plays a critical role in setting them up for success.

We’re looking for a Construction Estimator to develop accurate, competitive cost estimates across multifamily apartments, senior living communities, affordable housing developments, and memory care projects. This role directly impacts project feasibility, budgeting, and overall profitability from concept through completion.

If you’re detail-oriented, analytical, and understand how projects come together in the real world - not just on paper, this is a strong opportunity to grow within a vertically integrated organization.

What You’ll Own

  • Review project plans, specifications, and bid documents to define scope and pricing
  • Perform quantity takeoffs and detailed cost analysis
  • Estimate costs for labor, materials, equipment, and subcontractors
  • Solicit, evaluate, and level vendor and subcontractor bids
  • Prepare and support bid proposals, budgets, and preconstruction deliverables
  • Identify cost risks, gaps, and value engineering opportunities
  • Maintain and update cost databases and historical pricing records
  • Collaborate with project managers, engineers, and internal stakeholders
  • Track and adjust estimates based on scope changes and market conditions

  • Strong subcontractor participation and competitive bid coverage
  • Proactive identification of cost-saving opportunities
  • Clear, organized budgets that support efficient project execution
  • Strong collaboration across preconstruction and operations teams

Who This Role Is For

We’re looking for someone who combines technical accuracy with practical construction understanding:

  • Bachelor’s degree in Construction Management, Engineering, or related field
    (or equivalent hands-on experience)
  • 2–5 years of experience in construction estimating or preconstruction
  • Experience estimating multifamily apartments, senior living (independent living, assisted living, memory care), or affordable housing developments strongly preferred
  • Strong understanding of construction methods, materials, and sequencing
  • Proficiency in estimating/takeoff tools such as PlanSwift, Bluebeam Revu, or similar
  • Ability to read and interpret blueprints, specifications, and technical documents
  • Strong analytical, mathematical, and problem-solving skills
